How Design-Build Works
Initial Planning
We start by gathering information to better understand your dreams for your project and to define your design and build requirements, giving us a clear vision for your home and needs.
Granular Pricing
Together, we review a granular pricing breakdown for your total project cost. With your sketches and pricing secured, we produce a personalized project proposal detailing all design-phase activities of your project.
Dedicated Design
Your project officially commences with full architectural design services, including schematic design, design development, construction drawings and approvals. We conduct a comprehensive inspection of your property’s DNA and condition to limit delays and unpleasant surprises during build.
Risk-Free Build
Our in-house build crews, supported by our operations team and proprietary technology, deliver your project exactly as promised and limit any and all surprises along the way. By the time we begin the Build Phase, we’ve had months to get intimately familiar with your project.

Renovating Remotely
Upper East Side homeowners Lawrence and Patricia had completed a renovation in the early aughts using a traditional Design-Bid-Build (or Build-Only) process. Although the renovation was a success, they didn’t want to go through the same process again.
Design-Build was a new concept to Lawrence and Patricia. In the end, having one team aligned from project start to finish, as well as transparency and reduced risk, is what solidified their decision to work with Bolster. Design-Build also enabled them to be more hands-off: They checked in on their renovation from their second home, and felt confident that their project was in good hands.
